1. What virtual staging is
Virtual staging digitally adds furniture, soft furnishings and décor to a photo of an empty or vacant room, so buyers can imagine how the space could be used. It changes how a room is presented — it does not change the property itself.
2. Every image is clearly labelled
Every image we deliver is clearly marked “virtually staged”. The label is there so vendors and buyers always know they're looking at a digitally staged photo, not a photograph of the room as it stands today.
3. What we do — and don't do
To keep staging honest, we:
- Add furniture, lighting, art and décor to show a room's potential.
- Keep the room's real structure, proportions and windows intact.
We do not:
- Remove, hide or disguise defects, damage, damp or clutter.
- Alter the layout, knock through walls, change room dimensions, or invent space that isn't there.
- Change permanent fixtures, the view from a window, or the building itself.
- Add features (like a fireplace or extension) that don't exist.
4. What we ask of you
Honest staging is a shared responsibility. When you use images we produce, you agree to:
- Keep the “virtually staged” labelling in place and disclose to vendors and buyers that images are virtually staged.
- Include at least one unstaged photo of each staged room where you can, so buyers can see it as it is.
- Follow the rules of any portal you publish to (for example Rightmove or Zoopla) and any professional body you belong to.
- Comply with the law that applies to you — for example, in the UK, the Consumer Protection from Unfair Trading Regulations, and in the US, relevant MLS and association rules on representing listings.
5. Why this matters
Staging that misleads damages trust and can breach advertising and consumer-protection rules. Done honestly, virtual staging is a fair, widely accepted way to help a property show its best — and that's the only way we do it.
